Should you have a home inspection prior to listing?

By Judy Ballard, GRI, CRS, CRP, Certified Luxury Homes Marketing Specialist | December 17, 2025

Should you do a home inspection prior to putting your home on the market?Ā  Hi, I'm Judy Ballard with Illustrated Properties and ChristiesĀ International Luxury Marketing Specialist. I feel so strongly that this should be done, I offerĀ to allĀ  my sellers a complimentaryĀ  Ā freeĀ pre listĀ home inspection. The benefit of the prelist home inspection is I have seen too many contracts fall through with buyersĀ  wanting to renegotiate the contract price agreed on,Ā  to repair items they were not made aware of when the contract was negotiated. Having the inspection will allow youĀ  to repair any items on your own terms and alsoĀ  the buyer will know what he is making offer on and will leave no grounds forĀ renegotatingĀ after the contract is signed.Ā  Most buyers if given a copy of the recent home inspection do not even pay to have another one so it just makes for a cleaner process overall.Ā  The home inspection will evaluateĀ the general condition of the home and all its mechanical systems. This home inspection can either make of break your deal so spending a little time addressing the issues that come up on the inspection before the home goes under contract will save you time and money in the end.Ā Ā
Feel free to call me with any questions you may have as I am always here to help.Ā  And as always make it a great home buying or selling day.
