After the tragic condo collapse in Surfside, Florida, the Florida state legislature implemented condominium inspection reforms to reduce the risk of a similar tragedy in the future. Structural inspections are now mandatory for condominium buildings that are 3 stories or greater in height.Ā
This law requires these condominiums to have a Milestone Inspection performed when the building is 30 years old and every ten years after the initial inspection. If the building is within 3 miles of the coastline, the Milestone Inspection must be performed at 25 years.
The purpose of this inspection is to verify the safety of the structural components of the building. This inspection must be completed by December 31st, 2024Ā
There is now also a requirement for a Structural Integrity Reserve Study which evaluates the building and determines how long important components will last and what it will cost to fix them later.Ā This new law requires that associations keep their structural integrity reserves fully funded.Ā The association must fund these mandatory reserves prior to the Deadline of 2024.Ā
These new Florida condo laws will have a positive impact on the safety of all buildings here in Florida.
